Higher and Middle Shuteslade is an extensive rural property comprising a four bedroom period farmhouse; a six-bedroom barn; and one-bedroom annexe – set in 13 acres of woodland and pasture running down to the Torridge.

Surrounded by rolling countryside, this property is about a mile from the village of Meeth, close to Hatherleigh and Great Torrington and looks out over the River Torridge Valley.

The barn is an imposing, spacious conversion with a 40ft balcony running along one side. It has exposed 'A' frames, vaulted ceilings, exposed stonework, a working fireplace, some maple wood flooring and some slate flooring. Accommodation comprises a hall, cloakroom, two kitchens, one with doors onto the balcony and an Aga; a sitting room with French windows opening on to the balcony; six bedrooms, three with en-suite facilities; a sauna; a double shower room; a bathroom and a store room. The barn has been let as holiday accommodation achieving up to £3,000 per week in high season during 2007.

The annexe, which is attached to the barn, has a kitchen/sitting room, shower room and large bedroom with high, open ceiling and exposed 'A' framed windows.

The farmhouse retains its period charm with a slate floor in the garden room; inglenook fireplace with bread oven, exposed beams and stonework in the sitting room; a kitchen/breakfast room with walk-in larder, and bread oven. There is a utility room, bathroom and dining room downstairs, a bathroom and bedroom on the first floor and three bedrooms on the mezzanine second floor.

Surrounding the houses are sweeping lawns with fruit trees, patios, terrace with fish pond, hot tub and further area for barbecues and games, store, wishing well and seating areas.

The rest of the 13 acres includes woodland, an orchard, nuttery, paddocks and a wildlife pond.

Fishing rights on the River Torridge are owned by a local fishing syndicate. The property owners have an informal arrangement for fishing on this well known salmon and sea trout river. The owner takes the shooting rights over the surrounding farm and woodland.

The price for High and Middle Shuteslade has been reduced to offers in excess of £695,000. For further information, call Miller & Son's Okehampton office on 01837 54080.
