Following changes to legislation surrounding the energy performance of buildings, owners and occupiers of listed buildings no longer need to publish an Energy Performance Certificate (EPC) when selling their property
The changes apply to new instructions for sale or rent coming to the market since January 9, 2013. This change has been driven by the fact that listed buildings have statutory protection. Standard measures to improve energy efficiency which are appropriate for modern buildings are often expensive, ineffective and potentially harmful when applied to listed buildings.
Richard Addington of Savills in Exeter says: "Until this change of legislation, it had always baffled us that these certificates can recommend changing stone mullioned windows to UPVC and adding solar panels to thatches, which would be a criminal offence without Listed Building consent. What's more, the cost of gaining an EPC for a larger property can run into many hundreds of pounds, so this will be a saving for many owners of listed buildings."
