Exmoor farm for sale at £4 million

What is believed to be the largest SouthWest farm available this year is on the market with a guide price of £4 million.

Horsen Farm, Simonsbath, is a typical Exmoor Hill farm of some 1,280 acres.

On the market for the first time in many years, it provides, according to Peter Huntley of Exmoor Country Properties, who is selling the farm: "An extraordinary opportunity for a farming enterprise in the heart of Exmoor."

Within a ring fence and having a traditional five-bedroom farmhouse, Horsen Farm also has all the necessary facilities to operate as a productive enterprise from the outset.

Run as a beef and sheep enterprise by the owners, there are a range of modern and traditional buildings.

In addition, there are a pair of more modern cottages that do need renovation.

The land is divided between productive improved land of some 700 acres.

Most of the land adjoins the main access to the farm, which is a council road for most of its length, but only leads to Horsen Farm.

The balance of 580 acres is a mixture of rough grazing and moorland.

The farm is in an ESA Scheme until spring 2014, and it is most likely that a Higher Level Stewardship Agreement should be available in addition to the Single Farm Payment Entitlements that are included in the sale.

Ideally located at the heart of Exmoor, potential purchasers of Horsen Farm will have a wide range of recreational opportunities and the marvellous views of Exmoor overlooking their own land.

Exmoor Country Properties (01643 841841) is marketing the farm as a whole at £4 million.
